Laraghcon, Lucan - any opinions?

Anyone live in or near this estate and have any views they would like to share, re. location, house build quality etc.

Seems like very few houses from the estate go on sale. Any idea how much a 4 bed would go for now? Nothing on myhome.ie.
 
There is a 5 bed detached house for over a 1 million on myhome. There have been a couple of 3/4 bed on myhome too over the spring. The houses have no back gardens. The traffic is a nightmare mornings and evenings. It seems to me that people are paying a premium to live close to the Lucan village (which these are). You may also need to investigate school places if that applies to you. In my view, these houses are being snapped up by people trading up from th Lucan area, not people from other areas.
 
I think Laraghcon is a lovely Estate. I looked at a three bedroom mid terrace townhouse there last week. It opened up at €395K, and a bid came in for €410K on the first viewing.

I thought the Estate in general was really well kept and the Estate agent informed me that they have a very high level of owner occupiers. I second redo's view above, as I would be trading up from another estate in Lucan, and I know others who would consider that option too.

The only reason I did not stick a bid in on the house was given it was a townhouse, there was only one parking space officially allocated per house, so I think that would lead to problems for a 2 car family. Also, the back garden although south facing, was even smaller than the normal 30 ft. Would love to buy a 4 bed there, but reckon the prices would be astronomical.

I also think they have a problem with traffic exiting the estate in at peak times, as the lights on the bridge there are a nightmare.
 
I think previous threads on here also discussed sound issues associated with Laraghon, but I could be wrong?
 
Thanks guys for the info. I have read the previous posts on askaboutmoney regarding this estate and they related to lack of sound insulation. All in all, I thought they seemed like nice houses in a good location, near the village etc. Will keep an eye out for prices.
 
I was wondering if there has been any changes in this estate since the last post. The last post was in 2006...
 
I'm also considering buying in Laraghcon. Does anyone know anything about the apartments? Do they have the same problems re sound insultation. When I was leaving the estate last week, one turn of the lights got a lot of cars out, so not sure if the sequence has been altered in favour of the estate, didn't seems too bad to me. Also what's the traffic like in the mornings through the strawberry beds?
 
Hi, we are considering renting in Laraghcon. Does anyone have an up-to-date view on what the traffic is like at the liffey bridge in the mornings/evenings?
