Newcastle Co.Dublin - Anybody?

Hi !

Has anybody bought a place in Newcastle recently?

I've looked at New-Castle-Lyons and Haylmer Heath, both nice I think.

Completion is just '08 for what I saw, do you think those are good buy for a family working in Dublin?

Is Newcastle home for people working also locally or mostly commuting?

I think Aylmer Heath was fabulous and I put down a deposit - all going well will be signing contracts soon. I thought it was very much a traditional housing estate aimed at families and people trading up - not FTB. This is good I think as estate will be a lot more exclusive than newcastle lyons across the road. Houses are big with fantastic high ceilings and as it is a small development it has the wow factor with the houses well spaced out. I was really impressed with it anyway. Will be very happy to live there all going well.
 
Is there any bargains to be had in Newcastle? i.e. rent vs purchase price

Some of the developments in Newcastle have dropped by up to €50k. Aylmer Heath is one of develoopments.
 
How many are left and is it likely that the developer would consider a reduced offer, say 15% - 20%?

Hes already reduced the prices by up to €50K on some of the houses. Doubt if they would take any less than that.

I agree with joejoe, I think patience will defo pay off in the long run in terms of price. But I think this is the same in most places now.

I dont live in Newcastle but know it well, I have friends and family there.

Newcastle is a nice place generally but it is a place which has seen alot of housing estates pop up all over it in the last 3 years and I think the village atmosphere and infrastructure will suffer badly because of this. I also think housing is spreading into Newcastle slowly from the Lucan/Adamstown side and this again will further impede the village. There are also 2 hotels and more apartments going up there ( I think..called after the gondola or something..I may be wrong- but check it for yourself)

In fairness this might all suit some people, but if you are looking to the future I don't think Newcastle will have the same nice small village atmosphere in 10 years time.

Heavy traffic is a problem in Newcastle and Naas road into Dublin, so be aware.

On the plus, it has some very nice decent people living there and the canal for some nice country walks. And I hear the Gaa club is very active for any kids. All good.

Alymer Heath houses have a nice design. The only reason I wouldn't move there is I hate the traffic!

The Gondola pub could do with a bit of a facelift though..;)

I'm looking a property in Newcastle-lyon (€315K) and a property in Peyton, Rathcoole (€370K). My head says go with Newcastle-lyon (Price) but my heart says Peyton (nice village). What do people think?
 
In my opinion Newcastle has become too built up all of a sudden and there are way too many houses up in that area beside the garage/post office. My Aunt lives in newcastle for many years and loves it there though is thinking of moving now because the place has become so over developed. Newcastle had almost no development for years and then too much at once.

I don t think Rathcoole will suffer that same level of over development. I looked at Peyton and they were very well finished, although I do think they are overpriced and should come down. Is there any room for manoevre on the price.

As an area, I would go with Peyton over New Castle Lyons any day of the week. Of course, the price reflects this and you have to go with what you can afford.

I don't think they will move on the price for Peyton... I've tried. I do know they have applied and granted a change of planning permission for the next phase something to do with make some of the houses semi's (). May be they will relaunch the new design at the same price and justify it by offering a different type of house.
