Sunroom advice please!

We are hoping to build a sunroom (26ft by 16ft approx) along the back of our house as we have a big garden. We have gotten 2 quotes which are in the region of 35,000 to 39,000. Only issue is that there are 3 waste-pipes (Kitchen, utility room and bathroom) on the back wall. One guy said that relocating the pipes wouldn't be a problem whereas the other has suggested that we reduce the size to 22ft so that only one pipe needs to be relocated. He also said that it would look better. However, that means that there would be approx 3 - 4ft of wasted space between the sunroom and next door neighbour's boundary wall so that seems a bit strange. Also, would a gable-style (apex-shape)look better than an edwardian(rectangular) style? Any advice welcome!
 
thats seems a huge sunroom, have you taken into accout how you will heat this room in the morning and night time when the temperatures drop
 
Good question! Actually, we are thinking of two large radiators or a wood pellet stove but I'm hoping it will be well insulated and insisting on K glass windows too. We were half thinking of partioning some of it off as a playroom but not sure yet. Do you think it's too big?

Also considering a sunroom. yours is very large so you may wish to consider a slate roof, veluxwindows, less glass, some insulation. Wastepipes are a pain. Wood pellet boilers are getting some very bad press now. Google it and see. Good luck.

Have done a lot of investigation on sunroom recently and have come to the conclusion that an extension rather than sunroom would be better option. Can't make up my mind so have put the project on hold for the time being.

There are a few other threads here about sunrooms or extensions so you should run the search option for both and have a read.

I saw this post the other day about a magazine on sale about extensions so might be worth a read too. Haven't been to Easons myself yet.

A few friends have recommended not to go for sunroom especially for the size you are talking about. By the way planning as far as I know is max 20' x 20' so you might need to be careful with the sizes you mention.

One or two builder guys that I discussed the the pipe situation with said that they could be moved to the side of the house no problem. We have a manhole to move also and one guy mentioned leaving it in place and just putting a laminate floor with hatch for access :eek:

Whatever you do, keep the waste pipes out of the sunroom. It's good advice from the builder who suggested reducing the size to accomodate this.

26x16 feet equates to about 38 sq metres. The quotes you mention above suggest a building cost of approx 1,000 per sq metre. Get more quotes, or ask around to determine the average building cost in your area.

Surely whatever the planners have approved dictates what you can build?

I think a sunroom suggests it will have a slated roof and solid walls as opposed to just glass all around. For any size I would recommend a sunroom as opposed to a conservatory (too cold in winter and too hot in summer). There is a good post on this topic if you search this site.
 
There are some threads on here. Not sure if sunrooms produces anything different.

Running the search option for extension or conservatory may provide others also.

is one that automatically springs to mind.
