annadale side of philipsburgh ave

how does this area compare to the main area of marino? from a quick scoot around it looks a little rougher, but maybe it's just the style of house that's a bit plain. Is it a nice area?
 
I think its just the houses that make it look a little dated, a lot of the houses need to be repainted and could do with a bit of maintenance but its definitely not a rough area. There are mainly elderly people living in this area. I have viewed a couple of houses in the estate last year and there were a lot of families looking there. The houses are small but the location is fab! Its quiet, near to town, great schools in the area and if you have the money you can make any dated house look fab.
 
Spent many years there and not a tad of roughness, lovely area and as you said houses just a little plainer, alot of rejuvenation going on in Annadale and marino in general as it tends to have had an older population, very central and some great schools on your door step too
 
Where exactly are the "plain" houses you describe? Annadale contains lovely Victorian houses, as do all the roads on that (Western) side of the bottom (Fairview) end of Philipsburgh Ave. But all the estates off Philipsburgh are very mature and settled.
 
must be two annadales! these are definitely not victorian, 50's or 60's I'd guess, they are closer to the griffith avenue end of philipburgh avenue, you can check them out on myhome or daft, (don't think I should post a link to a particular house in fairness to the owners).
 
They would be the Annadale Drive and Cresent the Annadale Ave which the other poster is talking about is the first turn right after the bottleneck traffic light set up on philipsburgh ave, they are lovely alright small though and tend to be quite pricey bigger versions of them are on the likes of melrose and lomond ave, they can be 3 stories too but either way you will not be disappointed, btw the first 2 Annadales are technically whitehall for some reason and the 2 at the lower end are fairview, I always called the drive and the cresent marino though and I grew up there
 
We bought in Annadale a year and a half ago. The area is quiet. Many of the houses are occupied by older people, with a few young families here and there. We find it very handy for town - 123 bus from Philipsburg. The few shops on Phillipsburg Avenue - butcher's, small supermarket, drycleaner's, newsagent's etc - are very handy but there is a lack of a really decent supermarket nearby. The houses are really solid, very well-built. Size wise, I think the houses in Annadale are a bit bigger than those in the older Marino area. I'd genuinely say that I've seen no roughness around the area at all aside from the lack of fresh paint mentioned by a previous poster.

That's fine with me they can be technically timbucktoo for all I care if they are nice places. The red brick is out of my league unfortunately anyway I'm more into having a garden which I think the 'newer' houses are better for.
Do the houses on annadale have asbethos in the roof/ceiling too?
 
I am not 100% about the asbethos in Annadale,I will ask my father who would have a better idea and get back to you, I know that the untouched marino houses still have some in place. Some of the houses half way up the drive and the cresent have rear lane access too if thats any use to you too. Very handy location for city center etc and the 123 is very regular

It looks like it's ticking all the boxes of being a good area for kids, good gardens, near town with it's own bit of life. So not surprisingly it aint cheap. I'm thinking about all the work houses at the lower price brackets need after we cover the mortgage. I'm not fussed about surface stuff I can live with a gammy kitchen but asbethos is not something I'd like to put on the long finger with a baby on board.

I was wondering about rear access too, very useful for any serious garden work. ;)
 
We've no asbestos in our own house in Annadale so I presume that goes for all of them. Yes, we have rear access but I'm not 100% sure that goes for all the houses in Annadale. Garden sizes are good, in my opinion, but then again that could vary depending on where in the estate the house is. Good luck with the search.

Ah, sorry, for some reason I DID think the OP was referring to Annadale Ave. The Annadale estate further up Philipsburgh looks fine to me, and I pass through it several times a week. Looks quiet. Plenty of families, kids and teenagers and I assume they are no more disruptive than anywhere else.

I've lived in the general area for 12 years and I think you'll like it.
 
To add to the above, I bought a house on Crescent in the last year and the area is lovely, great location, friendly neighbours, everything handy.
The house we bought needed a lot of work, circa 50k - there was no asbestos in the house, although there was an extension out the back which had some in its roof, which we had removed.
 
yeah they have come down in the last year but are still priced quite high and seem to have little trouble selling so I'm not sure we can afford the area at the moment given the amount of work that we would need to do to the house.
