Recommend an architect, and building costs for extension.

Hi,

Can anyone recommend an architect for a small (planning exempt) extension in the south Dublin area.

Also, I've seen other posts giving building costs per square foot. Is there a standard to them - i.e. including or not including:
- plumbing
- electrical work
- wooden floors
- VAT
etc.

I'm comparing quotes from builders, and while I can compare them against each other in terms of construction costs, fitout costs, etc, I'm not sure how they compare with other posters here, as I don't know what other posters were including.


Also, if anyone has got a quote or done an extension recently and wants to offer cost guidelines, please feel free.
 
I'm planning a 40sqm extension (also in south Dublin)
Quotes are coming in at between €80k & €90k but the plan does involve a lot of floor to ceiling glass & also involves removing two main walls (including the whole back of the house) & replacing them with RSJs.
This would include plumbing & electrics but not wooden floors.

Is that including VAT?

Your costs are ~ € 209 per sq ft. (€ 90K / 430 sq ft).
I've got quotes from 200 - 255.

Ive just had an extension built with 400sq ft on ground level for a kitchen and 200sq ft above for bedroom/en suite. the kitchen is fully fitted with appliances, tiled floor painted.Both levels have apex roofs with velux windows. this cost 122000.00. this is in the 200 per sq ft region. however when quoted foer single storey I recieved prices in the 180 per sq ft region.Drawings and engineer cost 3600 .But you are gauranteed to comply with building regs.For peace of mind get your hands on the homebond manual. best of luck

180 per sq ft seems very cheap - where abouts are you based?
Was it just a simple add-on to the rear of your house or where there structural walls being knocked?
 
Im based in North East Dublin. That price was for single storey to the rear, however I never went ahead with it, instead opting for a 2 storey costing 200 per sq ft. But my neighbour used the same builder for single storey lean-to approx 5m x 3.6 (18m2) costing 32,750 euro. No steel used though. Still its 180 per sq ft. Ronnie b
 
just started 1100 sq ft 2-storey extension - southern counties -
all in including budget for decoration etc including VAT and architect's fees E 220 sq ft.
 
Just wondering about the 80-90k cost of a 40sqm ext. mentioned by Frash. I'm getting quotes in now in north co dublin for a 43sqm single story (with 2 RSJs with painting decorating and patio etc) and the costs are astronomical (i.e. almost double yours!). Does yours include presses / patio etc or is it just the basic build?
 
that price seems very steep, what size is the patio and whats in your builders budget for presses. ronnie b
 
Patio 20ft by 20ft natural paving. Presses budget 4000. We're still reelng at prices but are due in another quote so maybe that one would be better! Does the €200 sq ft cost normally include some extras such as this?
 
Your patio shouldnt be costing more than 80 to 100 a sq mtr. Id say 4 to 5 thousand tops and 200 per sq metre for a single storey should also be your limit. my extension (400 sq ft ground level with 200 bedroom above comes in at the 200 per sq metre mark, see my response to frash) would have been in the 180 p sq m had it been single storey. shop around and ask to see previous extensions. rb

Included in the price of my 40sqm extension is:
2 RSJs (one linked into the other)
A lot of floor to ceiling glass
Conversion of understairs press to WC with a knock-thru to get a shower in too (wet room). Suite included.
Conversion from oil to gas.
All rads & internal doors.
A frame roof but it's a tricky roof as extension isn't going straight off back of house.
Plumbing & gas for new kitchen.
Plumbing for utility.
Sockets & spot lights.
Path around the outside of extension.
If I think of anything else I'll add it on but the job starts on Monday for €90k (= €210 per sq ft)
 
Thanks for the help ronnieb and frash. These prices sound a lot more like it. I will just wait it out until the other quote is received or retender if necessary.
 
Frash, I’m soon to be doing an extension which sounds very similar to yours, have u any idea how much you expect the RSJ’s to cost?
