What is it like to live in ? is it difficult to get onto the Dublin road in the morning between 7/730am.

Much better than Kilminchy, and no its not very difficult a colleague of mind travels from there every day.

Hi,

I live in Mountrath 8 Miles futher than Portlaoise, I don't know this area, but you could drop into the town and look at the housing estate, you would be able to tell if the area is fine or not by walking around the estate, you could also ring the local Garda Station and ask about the housing estate they may or may not help you, they told me all I needed to know at the time when I bought my house in Mountrath, go to www.google.ie and type in The Hermitage, Portlaoise and see what results come back..

For travelling by Car it takes me 40mins to do 42 miles in the morning driving at the speed limit very little traffic as far as Naas South Anyway, after that towards Dublin there maybe some traffic it depends on the weather, car crashes etc..sometimes the traffic can backed up from say just at City West to the Red Cow etc.

The Hermitage is a nice place to live,very little hassle with Teenagers,pro active Residents group etc.Are you intending on going to Dublin via the motor way or are you going into Portlaoise on the Dublin Road.Either way at that time in the morning you'll have the place to yourself!
 
Hermitage is a lovely estate, just be aware some of the houses at the back of the estate are very near to the rail track to Dublin so added noise etc!

Alot of road work will be happening @ this area in the next 5-7 years. Plans are in place(can download from laois county council) to build a school in the fields to the left of this estate which would be ideal for the school kids - no school bus's required.

Estates near by which would be of better value would be Rossdarragh & Rathevan - house's were better finished off! 3 bed there compared to 3 bed in hermitage are alot bigger! Just a thought!
 
Rathevan is an nice place, I lived there for 1 year but couldnt take the travelling to and from Dublin so we sold up. For anyone interested, there is a 3/4 bed for sale, its a 3 bed, with the downstairs room turned into a bedroom with ensuite, its a fine house, fantastic kitchen...would be worth a look. its selling for 305 I believe.
 
I have just moved to Portloaise mainly as it is a good size town that is growing and has good pubs, shops, cinema and restaurants. We looked at Kildare, Monstrevin and Portarlington and found them to be full of houses with no facilities.

Myself and my wife work in Dublin and find it easier to drive into Kildare and get the train as there is more choice although new trains have been leaving from Portlaoise station recently.

We looked at few estates and decided on Forestpark. It is nice and clean and not to many houses, similar to hermitage but a little nearer the town and not next to the new schools that are being built right next door to Hermitage and Ashley Gardens and you can get a nice 4 bedroom semi for around 265k. Also it only takes 15 minutes to walk into the town or five minutes to Jimmy's little store. This was the best estate we could find and we looked at many.
