I have an opportunity to buy a house in Gilbert Rd Dublin 8 for my daughter. Likes being close to town without a commute for work The location is bordering or part of the "Tenters"? close to Leonard's corner/Sth cir Rd. Walking distance of town etc.

There is some disc parking on the streets close to S.C.Rd but not on adjacent streets leading to some heavy daytime parking.
I took a walk in the area both during the day and the evening and it seemed very quite. I would appreciate it for any views on the area good bad or indifferent.

Hi Werner,

Sorry I don't have any recent knowledge of the area but you may find something useful in previous threads on 'The Tenters'. If you run the search option in this forum only using other place names from nearby such as Cork Street you may find some further interesting threads.
 
This is a great part of Dublin. Very multicultural now and although there arent really any shops/ubs nearby it is very close to town. The 19 or 122 (or 19a or 16's from Leonards Corner) all take you to city within 15-20mins. It only takes 20mins to walk to Dame street also. there are some really lovely house renovations around here and overall its as safe an area as can be in Dublin city. If the price is right, its definitely a good buy!
 
I'm not familiar with The Tenters but I lived near Leonards Corner for three years and loved it. There are always people about as its so close to Griffith College and there was a nice atmosphere there. I always felt safe walking around both during the day and at night. The bus service is very good and there are small grocery shops, butchers, greengrocers, Xtravision, launderette, doctors, dentists, internet cafes and bars on your doorstep. Would highly recommend.
 
I would recommend location to centre.However, I need to be honest and also recommend you do a thorough search of grounds around area you are interested in, as we found many needles in a carpark of a property,we were interested in.Also the park beside St.Patrick's Cathedral, a bit away,yes, but is not safe.

Some boys in blue friends have now advised that Gilbert Rd etc is a quite area.

St Pat's is outside of the area.

The St Patricks area suffers from the proximity of a drug treatment clinic, the worst effect is around St Audeon's, Christchurch and Dublin city council offices

Yes St.Pat's is outside the area but you pass it walking to and from town.

Also it was a property at leonard's corner where needles were in the carpark, so would advise to thoroughly check out & if happy, then you've checked all options.
