Property market slowdown - reducing cost of building extensions?

Wondering if there are any informed views on this?
Am currently pricing a job (single story extension) in south central Dublin and quotes to date are high to say the least. Just wondering if anyone else believes that builders have yet to respond to the general slowdown or am I talking to the wrong builders?! Any info re typical cost per sq foot for an extension would also be helpful.

A friend who works for a small builder tells me that they are as busy as ever and his employer is booked up for the next two years. According to him it is only the builders on large sites who are feeling any slow down.
 
I agree with Sueellen. We were looking for a builder for our renovation for months. It seems that the builders of new houses are slack, but the type of builder who does renovations/extensions is still busy spending everybodies SSIA money (and then some in our case :( ).

It is is different type of skill and experience profile for renovations than new builds. The guys we found were booked up for months in advance.

even if the price of the end value of property goes down that does not mean that the cost of contruction will go down. Build costs have been rising at in excess of 10% per annum over the past 3 years all for a number of reasons including the demand on raw materials in Eastern Europe and China
 
even if you do find someone, don't expect significant reductions, materials are still costly!
 
I think that the slowdown in new house building is related to extension building and renovations - people who may have traded up before are improving their existing home instead.
