Selling to the UK market

Have a property on the market - had two sale agreeds, both fell through. Its a unique proposition - midlands region, architect designed and is asking circa €700k. Interest has been from those who are considering moving to the general region, in particular people moving from the UK to Ireland as opposed to local buyers trading up. Anybody know how we can create exposure in the UK market without moving EA (DNG)

Also, I am baffled that buyers in the commuter belt are not considering the value for money to be achieved in the country (never mind the Quality of life issue). The road networks are so good now, people can work from home.........

Each to their own. I don't think that the 'work from home' option is that widely available. Nor is parking at the office in Dublin.

I presume that your property is listed on MyHome?

If it is, then anybody searching for property in the Irish will surely find it.

DNG aren't a satellite of an international firm, so may not be able to assist.
 
On the point of the local market not considering the move to midlands - I agree completely with points made by CCOVICH. I'd add that - in my experience - the main reason why people look outside the capital to buy is because they want to buy a house with a garden (as opposed to an apartment, duplex or townhouse) and just can't afford what they're looking for in Dublin.

I don't believe there is any great trend to 'escape the city' - the opposite in fact, people want to be as close as possible but 'possible' has been getting further and further out!

Your place sounds quite specialist and its price could well be putting it at the upper end of the market in your area. You might be losing out on interest which is being distracted towards new developments of larger, conventional 4-5 bedroom houses which are attractively priced.

I suggest raising this with the EA. Are they introducing your house to people who are really in the market for such a place? Even if there seems to be a lot of interest, alarm bells should ring if there is a pattern of people viewing just once and then vanishing.

There are property shows and publications abroad where your house could be showcased. The EA should be offering these to you if they aren't getting genuine potential buyers expressing interest. These'll cost but if you get your sale at the right price its probably worth it.

Don't have any sympathy for the EA if you find that they're not trying hard enough for you. Good luck with it - two sale agreeds which have fallen through is v.frustrating.
