Re: knocking down on old house

assuming you are allowed, and there are no issues with electiical cables, a jcb could do it in a day. if its just walls, im sure someone would take away the rubble for filling for free.

Re: knocking down on old house

you may need to have planning permission to demolish the house

Re: knocking down on old house

has the dwelling been habited within the last 7 years??? does it have a roof and windows??

contact your local authority to to see what their policy regarding demolition of dwellings are.... usually it needs planning permission..... therefore you will need drawings of the dwelling....

You wont need drawings as such if permission is required which is highly unlikely. A site layout plan showing the location of the structure will suffice.

sorry, nutty nut... you WILL need drawings of the dwelling if you wish to apply to demolish... this became a statutory requirement since the enactment of the planning and development regulations of 2001.... artical 23...

It has'nt been lived in the last 30 years, slates coming off roof and some walls look badly cracked. would i still need planning permission. Don't intend to build another house on that spot.

sorry syd. Sub article 24, Part 4, chapter 1 of the http://www.environ.ie/en/Publications/DevelopmentandHousing/Planning/FileDownLoad,1487,en.pdf (2006 Regs) is quite clear on this. No plans required.

Edit: Page 17 of the document

article 24 deals specifically with 'outline permission'.....

in this case ie demolition... article 23 is the important one.... thus plans elevatiosn and sections are required.....

Oops - that should have read Article 22.(5)
I was looking at the wrong page. Its actually on page 14

thank you for clearing that up for me nuttynut......

i was not aware of this ammendment.....

always good to keep up to speed with planning regs....

No problem. It arose in a job I was involved with just recently and thats how I became aware of it.

Keeping up to date with the planning regs is a full time job.

yes it is....

an unfortunately the only method councils have to inform of changes in regs or policy is to invalidate applications.....

frustrating....
i still find its the case that different LAs interpret the regs in different ways.....
