Prefabricated timber frame/block build?

Would like to know if anyone has every used or heard of a company called Heartwood Homes. They are a bit like the Griffner Coillte houses. Visited both show houses - Heartwood and Griffner Coillte, very impressed with both, trying to decide whether to go for one of these house - obviously the price is a big factor. We are trying to decide between these or block build - by the time you have everything installed and ready to walk into would there be much of a difference price wise? We are looking for a highly insulated house, very good windows, solar panels and possibly aerothermal heating. Would like advice if there's anyone listening?
 
You might get tax breaks/grants for installing high energy efficiency housing materials that come with a timber frame house.
this might be a factor in the new energy rating laws that are due to come into effect soon and affect the price of a dwelling.
I have talked to a few timber frame dwellers and they seem well impressed.

SIP panels - look up capability of building panels 15m x 3m in size, in one piece........bigger than most house facades. You still put up an external leaf, but it's for durability/weathering

And extortionately expensive! I was very interested in the kingspan TEK system. That was until I got a quote for the system.

I realise that the company you are referencing are not necessarily selling the kingspan system. However, Kingspan's is the only 1 with an IAB cert so I wouldn't be interested in any of the others.

The TEK quote was 165K.

For comparison, i got a quote from an ICF builder (Nudura) for build with similar U-Value to the TEK system. The ICF quote was for foundations (materials and labour but not excavation), hardcore, dpc etc. to screeded finished floor on the ground floor, block internal walls and external walls to wall plate level. The price for that was 70K. Thats 95K in the difference. Ok the ICF option doesn't include the roof which the SIP system did. However, the SIP system price didn't include any foundations, rising walls, dpc, hardcore screeded floors or the external leaf of block work.

My house although large (3800 sq ft) is a simple design so I have no idea how the SIP price ended up as high as it was.
 
IAB is not a mandatory requirement - accredition in another EU country suffices, and the one I referred to is to UK regs - iow, meets/exceeds Irish ones, and Homebond are ok with it too.

Depends on you engineer/architect. Mine for example won't touch anything without an IAB cert.

Just out of interest, whats your connection to this company?

Engineer/Architect should have no issue with a certified body, nor indeed the structural cert that accompanies every house - it's a legal requirement anyway. If they do..............
 
Thanks for all the replies so far, keep them coming. I got a quote for turn key from Griffner Coillte for E190/E200 per sq ft - that is everything included, heating down to kitchen, floors etc - still think it is high.

Its fairly shocking alright. Have you had a look at . I know they are expensive too buy they apparently do good work.
