Hi guys going to be attending an appointment looking at affordable homes in phibblestown woods, ongar. Its actually a 2 bed apt..

Anyone know of this particular area..on the site it says its near blanchardstown and close to the M50 with rail links.

So basically i have a few questions:

- whats area like
- what would the commute be like to sandymount
- would rail link be sufficient for commute?Whats the nearest train station..
-what are the amenities like?

Would be grateful if anyone could answer these questions

This is on the Clonee side of Ongar. (plenty of reviews on this site).

Bus - over an hour to town
Train - sardine like 30 minutes but a long long walk to Clonsilla station (and no parking there)
Amenities in Ongar and Clonee good, but you'd need a car
 
Plenty of facilities there now...talk of a rail link by 2009 which should make commuting to town a lot easier.
Just make sure you're not paying over the odds on the affordable house. There are plenty of two beds available at between €300k and €315k, and even 3 beds for approx €320k without the restrictions that the affordable scheme has.
 
Thanks for the reply fly..they're looking for €235K thru affordable housing..im really not sure if im going to put deposit down on it as ive read that the commute is hell there..

How far is it from clonsilla train station?Is it walkable?Do nightlinks go through there?

It's a lovely area, on the edge of the suburbs with Clonee and Dunboyne close by. Many of the inhabitants are non nationals.
If I worked in Sandymount I wouldn't live there, you'd be a basket case in no time.
Clonsilla is the nearest train station, you could walk it but only once in a while, it would take you about 20/30 mins
There are very few amenities, school is oversubscribed, micky mouse shops and the Paddocks Pub frequented by scruffs from Mulhuddart and Clonsilla.
 
With the exception of kilomikes comments about amenities and mickey mouse shops I'd agree with everything else he said. Between the shops in Ongar Village and the Littlepace shopping centre you'd get by for everyday living. The Blanchardstown centre is a ten to fifteen minute drive away and there is more than enough shops in that place to last a lifetime. In terms of amenities it depends on your interests, the Phoenix Park is about 4 miles from there. There's a cinema in the town centre. GAA, Soccer and other sports clubs all around the area. You'd need a car.

You'll drive yourself crazy commuting to Sandymount every day.

I live in the area and I love it , I work in town at the moment and i hate the commute. If you can move jobs then go for it otherwise maybe look for something closer to your job.
 
Thanks lads for all the replies..i had a good drive around the area and found that the development is only 5 mins walk to the village. I've since put a booking deposit down on a 2 bed apt..

I'm having nagging doubts about putting down deposit already due to the nightmare commute etc..but i suppose i'd get that anywhere in dublin!!Work will be moving to clontarf in a year so i suppose the commute wont be too bad when that happens...

How are the trains in the morning...suppose i might do a dry run soon!..

Congratulations Duffler. I have thought about this a little since your first post and reckon that although there are a lot of restrictions around the affordable housing, at least you will know that your neighbours are in the same boat as you ie owner occupiers. They will all be there for the long haul and won't be renting the apts out and that will add to the area.
 
I won't quiet aggree with FLY on that account of all been there for the long haul and not renting out. How many non- nationals are in the area ?? It was only in the paper yesterday that non-nationals find it very hard to get mortgages.

Hate to disagree, but it's certainly not an hour commute into the city from most parts of Dublin. It only takes me half an hour in the worst traffic. usually 15-20 mins.

If you are OK with that go for it, will you get a dart them out to Sandymount? If you can do flexitime, it won't be so bad as I guess you could avoid rush hour traffic.

I can't over estimate how difficult a long commute is, it seems OK in theory but it can get really stressful!
I moved house partly because of this. If you think you can handle it all the best!! :)
 
I think Clonsilla to Sandymount via train would an alright commute:
If you get the 7.52am train from Clonsilla to Pearse (8.26am) there's a connecting dart to Sandymount that leaves Pearse at 8.31am and gets into Sandymount at 8.36am. That's 44 mins commuting by train & 5-10mins drive to the train station. I don't know how far you have to go once in Sandymount.

There are nightlinks to Ongar too.

Except.
I get the 7.52 from coolmine. The station carpark is full just after 7. all surrounding roads are double yellow lines. clonsilla has no parking at the station. parking along the road is gone before 7. bext bet is to drive to castleknock and park on roselawn road that not many people have copped onto yet. however here it's debatable as to whether you will even get onto train.
 
Not to pour cold water on the theory of parking in Roselawn, but in order to catch the 7.52 you'd want to be leaving ongar at 7.20 at the very latest.

Also, a lot of people park on Roselawn road every morning and it can only be a matter of time before it becomes pay and display.

I think there is a spot in Clonsilla for locking up a bicycle. In terms of saving time in the morning that, or a motorbike into sandymount, would be your best bet.

does anyone have any idea when it'll be snagging time.. My apartments been finished for ages and I can see it from the roadside... it just seems to have screetched to a halt over the last few months.. cant even buy any furniture cause Ive no measurements.. and at this rate Im wondering if i'll even be in it for christmas... any friends who bought houses privately anywhere else had no probs making appts with the foreman to measure up, I mean where my apartment is is hardly a building site anymore... I cant take much more of the parentals!!! anyone with any info let me know.. It'll cheer me up shed loads!! :)

It depends on whether you've actually signed your contracts or not - if you had, you can expect to be called early next week for snagging, otherwise, contracts should go out by Friday week, so once you sign, it'll be a staggered process, but you should have snagged within a couple of weeks of that!
