Attic finished ready for immediate conversion?

Hello all,
Long time lurker, first time poster here. We are currently considering going to view a new-build we have seen online that has the following boast in it's specifications "Attic finished ready for immediate conversion". Can anyone shed any light on this statement and what it means? Does it significantly reduce the cost of converting?

I'm afraid the builders have long since moved on to another development and have not answered my email. As for the estate agent, this was only one of the numerous questions they had no answer for(along with garden size, potential to extend, outlook). How they justify their fees is beyond me...but that's for another post!

we viewed a new build house which had a huge attic space.....velux windows in place, all floored out with electrics in situ, however it only had a staighre access and wasn't partititioned off. perhaps this is what they mean? would imagine that there would be a reduction in the cost of converting but I'd imagine that the house price would also reflect the additional works.
 
Thanks for the reply sloggi...no doubt you are right and the cost has been factored into the overall price.
 
If you go further with the house make sure you have someone check that the timbers are capable of supporting a converted room.
