Do I need an extractor Fan in my downstairs loo.
I have just about completed a major House Renovation (150k +) and there is no fan in the downstairs loo.
To add to this it's really small ( i knew it would be ) but am concerned about the obvius smell.
There is not outside wall to the side but surely this was something he should have condidered when the house was in its 'gutted' stage

I thought building regulations require either an extractor or a window in a loo? This definitely should have been considered at the outset.
 
Is the builder C2 certified , do you get an Architect to draw plans ????

Even if Architect has not added the ducts , the builder should still have fitted them.

A C2 certificate is just a tax clearance certificate and has nothing to do with workmanship etc.

Having said that your engineer/architect should have spotted this way before now.

if the foor joists upstairs are running towards a near external wall then it should be pretty straight forward job to duct out.
 
Hi all,
Here's a good one........when I bought my house the downstairs loo was "an option" for €1500. Needless to say I didn't get the builders to put one in. I'm planning on putting a loo in there at some stage (when I get the cash together) as the plumbing is already there for it. I know there's no window or extractor fan in the space. Am I going to have the same problem when I put the loo in? Should I go back to the builders and ask them to put it a window/extractor fan? The back of the loo is the outside wall.
