leaky roof - builders will not help

Hello all- hope someone can help me.

Bought a new house in Lusk (Chapel Farm) and moved in 6 months ago.
IN early September during the first bit of decent rain a leak appeared in our landing ceiling with the water running down the electric light fitting and onto the carpet.
made about 10 visits to the builder to try and get something done - with very little joy.
a roofer came eventually and spent about 30 mins banging about on the roof- i reckon there was no way he could do a proper job in such a short time.
and so i gets home from work tonight and there is more water dripping down from the same spot. a stain has now appeared around the light fitting.
the leak does not always drip down on the carpet. it seems the rain needs to be falling 'straight down' (iykwim) for it to start dripping.

i am am me wits end trying to get the builder to do something. they are still on site but not for much longer as the final phase has finished.
Manor park website shows that 'Premier' provide the structural insurance. should i try them at this stage?

any advice is most welcome. many thanks.

anyone? anyone ? Bueler?
g'wan.. whadaya reckon? what i do next?
I am composing a letter to Premier (homebuilders insurance)and one for Manor Park detailing all our visits to the builder. what was said by whom, what was promised, what was done (or not done)..

who else can i tell? maybe go up to the builder tomorrow morning and give him lackaery?.

we have made a short film of the water dripping..and i took an apprrox measurement of the total amount of water. by my reckoning - up to 50mls of water.......why can they never do a fair job?

anyway where to next..

thanks all ;-)

Hi Roney,

Whilst I can understand your frustration with the builders please adhere to the especially when there is only a four hour gap between posts.

Just wondering about contacting your solicitor in light of the seriousness of water coming into the house so close to electricity.

It sounds to me like this is definitley a problem that would fall under the homebond cover. I would suggest contacting the site foreman, but also escalating up the ladder at Manor homes. Something in writing can have more impact than a number of phone calls. You might include a comment in your letter to Manor homes that you will be looking to claim under homebond unless they speedily resolve this to your satisfaction. You might also have a claim against them for any damage to flooring, furniture, etc.
