The Grange.
Has anyone bought here yet from the plans. Same goes for Beechpark opposite near Farmleigh close - i think this name is changing soon though.
Im wondering does anyone have any thoughts on the potential for return from them. They say D18 is a good buy.
 
I have to say the advertising slant the developers of the Grange took would really put me off the place...... Talk about pretentious........

Pictures of an idiot fixing his cufflinks, drinking champagne etc.

If ads like that are any reflection on the kind of tools who might live there i would be very slow to purchase!!
 
The advertising for most new developments amazes me. Its as if these companies are selling to people who haven't done their homework. They talk about the delights of horse riding in Kildare when selling apartments in Finglas, leisurely walks in Dalkey for homes in Clonee, relaxing golf with friends at the Royal Dublin Clontarf for developments in Bettystown. I'd say the Luas features in every brochure for a new development within a 200km radius of Dublin! (probably even the Isle of Man!). You have to take this stuff with a grain of salt. I've begun to find them entertaining. I particularly love when they show a 'not to scale' map that leaves out major suburbs like Finglas and Cabra but points out golf clubs on the other side of town....
 
The advertising of the Grange is really funny. 'Select living' and all that and pictures of some woman with pearls around her neck and the cufflinks and champagne. They'll still have to listen to dogs barking and alarms going off I bet!

Even where I am Tyrrelstown had a pretty funny brochure with couples sitting up in bed wearing fluffy white bathrobes, drinking orange juice or have a pillow fight with feathers flying everywhere . . . . .. cracks me up.
 
All that advertising really is silly but at the same time, I bet it works.

Isn't one of the main selling points of that place is a concierge service?

The area seems safe etc.
 
there was a classic skit about this development in the Ross O'Carroll Kelly's guide to life a number of weeks ago, something along the lines of...

'How are you today Ross?'
'I'm fantastic and living graciously'
'Are they new cufflinks Ross?'
'Yes they are!'

If I decided to buy there it would be live. But I just can't see how much of a return you'd get. Thanks all for your reponses. And yes I agree - the advertising on a number of these developments is quite optimistic. But Im sure it works.
 
Am from that area and if it is to live in then I`d go for it.. Keep in mind however that by the time its finished there will be over 700 apts there, so it might be a bit squished. Plus, the site sold for something like 80 mill, and two beds are starting at 550 k so I don`t think you will see much of a return for a couple of years. There is a lot of development going to be starting just up the road in sandyford, which I`ll bet will keep prices from rising too much.
That said, great area to live in, everything at your doorstep, and you can play Spot-the-Ross O' Carroll-Kelly-Lookalike from your balcony, roysh...
 
An Bord Pleanala, the Republic of Ireland's planning appeals authority granted
planning permission for the redevelopment of Stillorgan Shopping Centre to a
wholly owned subsidiary of Real Estate Opportunities Limited ('REO') on 22
August 2006.



This is a completely new development to previous submissions and took into
account consultations with local residents. Incorporating 18,046 sq m of retail
area, it has 79 shop units - retaining two-thirds of the existing 62 outlets.
It allows for a 27% increase in car parking spaces to 873, yet a 'street scape'
structure hides the car park from view, providing shop frontage on to the Old
Dublin Road and the Lower Kilmacud Road. New facilities such as a gym, creche
and rooftop restaurant with views over the Dublin mountains are also included.
The plans require an investment in excess of €40 million.

Probably the only shopping centre left in South County Dublin where you don't have to pay for your parking. I guess that this is all about to change. More congestion. More cars.

In addition it is proposed to develop the Blake's restaurant site AND the bowling complex. You ain't seen nothing yet when it comes to congestion...
 
Stillorgan village is long overdue a cleanup and the new shopping centre does not appear to be a huge development by todays standards. I guess the only people objecting all along were those living adjacent, as most of the rest of us I think, who are relatively local would like to see the whole area modernised.
 
Baz I think the side of the road that the Grange is on is Dublin 18, the dual carriage way is the dividing line.
 
Mount Merrion is on west side of N11 (same side as The Grange) and is in Co Dublin
 
Brewery Road is also the dividing line - one side is Dublin 18 (Lep Inn side) and the other Co. Dublin.
 
What Property Inflation???

Attended new phase launch at weekend. Their last phase release was in November last year. Amazingly, the cost of a one bedroom apartment today was the same price as in Novermebr last year, i.e. €425k!! However, 2 & 3 bedroom apartments had apprecioated considerably. Bad news for investors in one bedroom apartments.
 
Does anybody know what is happening here? Site is locked up & work has been stopped for weeks. I had been cosidering investing in an apartment there.
 
Rumour has it that the council are looking for social and affordable housing to be included in the grange as is required for planning permission but the builder does not want to include any - it being such an exclusive development :p - and has offered to put the social and affordable housing in another development but the council is digging their heals in and insisting they be allocated in the grange as a result they will not issue the occupancy licience thats required to let people live there so work has ground to a halt - just what I've heard - from a reliable source.
