Manage Non-resident Landlord Withholding Tax question

Hi everyone,

I've been having quite a bit of difficulty getting my tenants to declare the RN directly each month. I'm considering using a Collection Agent for this purpose. Before I ask my mother to assist (which would involve gaining access to her ROS or MyAccount account—quite a bit of a hassle), I wanted to check if anyone ( NR Landlord) has declared the RN themselves through their own ROS account.

It seems that this can be done fairly easily via the NLWT interface. While technically it might not be entirely correct since the person making the declaration is not actually resident in Ireland, I'm wondering if the Revenue will care or if there’s a risk of it being blocked.

Has anyone had any experience with this? Thanks in advance!

That's not how it works afaik.

This is very commonplace.

Hi thanks for the prompt reply. when you say that is not how it works ; what I meant was in the official PDF from Revenue they state explicitly that the Collection Agent has to declare the RN through their own account; ( Page 2 of PDF)

so I had envisaged asking my mother for access to her account in order to set this up for her on her account.....)

Anyway notwithstanding all of this; since it appears my alternative proposal of doing it myself seems pretty common place i'll go ahead with that plan!! thanks a lot!

A collection agent will have a dedicated PPS number issued by Revenue once they are registered as your agent so they can then create a new ROS profile as collection agent. It's not simply a case of letting the relation use their own private PPS number to login into ROS and make these RN returns for you.

Ok... thanks, this is definitely new information, seems to potentially conflict with my idea to do it myself on my own ROS account. So to be clear you are saying I should get my relative to contact Revenue to tell them they want to be a collection agent and they will he issued a new PPS number and ROS Account-ID for this purpose?

Thanks

You really need to look after these administrative formalities yourself. There is a collection agent nomination form which you can get your relative to sign. This really should be their last active role in this.
