Vendors still haven’t sent contract after going sales agreed weeks ago. What can we do?

I and my partner went sales agreed on a property in Cavan. Before going sales agreed, we informed the EA that we want the buying process to be as quick as possible as we are expecting a baby by mid October and we would want to be in the house already by September and he joked and said ‘it’s no problem and the vendor would leave the house tomorrow if we wanted’.
Although we have only gone sales agreed since July 13th we haven’t still received the contract from the vendors, we keep calling the EA every week and he keep saying it takes time and the vendors are trying to get the Title of deeds which we expect to be in place already as property has been on market since atleast june.
We have our letter of offer from both BOI and AIB and everything on our side with mortgage and Solicitor is in place already bc we wanted the process to be as quick as possible.
So my question is that, as the property is just about 5 min walk from our current rented apartment can we go there and speak to the vendors ourselves and tell her how quick we want this thing to go or are we able to call the vendors solicitors as we don’t get enough information from the EA, he keep repeating thesame thing every time and not helpful.
We are also afraid if the sellers come back in few weeks saying they don’t want to sell anymore, it will be very difficult for us to go through the whole bidding process on another property as our current apartment is just one bed and we cannot have a baby in it. Is there anything we can do apart from speaking to the EA?

Get onto your solicitor and they can request an update from vendors solicitors. Confirm whether they are waiting for deeds from the bank (which is in some cases taking months).

Are the sellers purchasing another place and are they in a chain (EA may know this)

Will you have any issue regarding mortgage drawdown if not resolved before birth of your baby?

Push your solicitor for answers and maybe friendly off the record call to EA. Personally I dont think its a good idea to call into the vendors directly.
 
Once it’s sale agreed, it’s between the solicitors. The EA has done their job and usually has no role in contracts .

Has your solicitor contacted their solicitor?

If they are waiting for the title deeds, you will have no choice but to wait
 
It typically takes at least 4 months to complete a property purchase, all going well.

It can take a solicitor more than two months to get their hands on the title deeds and they can’t draft the contract without them.

And bear in mind that it’s August - a lot of people are on holidays.

You would be doing extremely well to be in by October if you only went sale agreed on 13 July.

I suggest you plan your short-term housing requirements accordingly.

House purchases are stressful - you need to be patient.
 
Have you been told what the source of the delay is?

It could be either of the following:
The vendor
The vendor's solicitor
Your solicitor

Maybe email your solicitor and ask for an update as huskerdu suggested.

Then knock on the door and show them the response from the solicitor.

Sorry, I missed that.

These are indeed normal timelines for the legal profession.

Nothing to worry about and nothing you can do about it.

Your solicitor will get the contracts in a month or two and will then probably spend a month or two reviewing them.

Forget about moving in by October.

You could knock on the door and tell them you are pregnant and is there anything you can do to help them speed up the process.

Thanks for the reply as this is my first post on this forum, I was only a reader. Our Solicitor told us a week ago they she will write to the vendors Solicitor, she still have received a reply from them yet.

I don’t think they are purchasing another property. I asked the EA that question, that was when he joked about saying they can leave as soon as possible but from my last call to the EA, he mentioned that there are two parties involved. I assume wat he mean is that the owners are now two different parties, I am guessing they are getting a divorce which is scary as that can make it a very long process if there is an issue of disagreement in their camp.

We shouldn’t have any issue getting a drawdown even after the birth of the baby as my wive’s job will give her a letter to give to the bank that she will keep her wage and place at the job if they ask for it but ideally we wouldn’t have want to have the baby in our current apartment bc it’s just too small.

Thanks Brendan. I guess we are just too excited and optimistic as we are first time buyers and young couple in our 20s. So sad we would have to have baby in our apartment

Your baby won't know any better, and the more you accept this will take time, and the more chill you are the better for all concerned.

You'll be in the new house with all the additional space by the time they're ready to crawl.
 
When I bought my current house, I went sale agreed on July 2nd and got the keys on Sept 1st.
However, I agree with Leo!

You may just want to determine if the change in circumstances (new child) will impact borrowing amount even if salaries etc stay the same.
