Archerstown Wood, Ashbourne

Hi all,

We're thinking of buying in Archerstown Wood in the next year hopefully. I have a small baby and plan on settling down there. We're from Dublin but really like the feel of Ashbourne. Any opinions on the area, houses there, schools, etc?
 
so are we tronman. my parents have been living there the last 6 years, most of my husbands friends live there, my brother and fiancee. We basically wear a path in the N2 every weekend and sometimes mid week so are looking to buy in Archerstown. The prices there have come down significantly in the last 9 months. We, like you, have a young baby and think it is now time to just make the move. I like the village feel of the place and there are plenty of amenities, rugby, gaa and golf clubs. There are a few primary schools and of course the secondary school. We went to the St Patricks Day parade there this year,a little weird but a nice feel to the whole day. I think it has everything and is a stone's throw from Dublin, in fact drive through it any given summer sunday and you see more navy and sky blue clothing than you would yellow and green! I have been speaking to the estate agents there recently, pm if you would like to know any details
 
I grew up in Ashbourne and recently bought my own home in the town, it's a lovely town/village and has as many amenities as you would need. Archerstown Wood is a lovely estate, nice big houses, the estate is not finished though so that's something I would be asking the builder about as you don't want to buy somewhere that is quite unfinished (and rough ground / machinery etc is not great for kids to go play at) But I recommend Ashbourne and could answer any questions if you want to pm me.

- How long would it take to commute from Archerstown Wood to Dublin City centre on a regular morning commute?
- How busy does the N2 get?
- What are the bus services to Dublin like?
- Are there management fees to be paid on the houses in Archerstown Wood or the Briars?
- Is there much scope to extend the houses in Archerstown wood? hoe big are the back gardens?
- What TV and Broadband services are available?

I'll try answer as best I can Tronman -
I drive into town each morning to commute to work, traffic is fine but I leave home early 6.55am and miss most of it. It takes me 30 mins at that time. There is a very good bus service as well with frequent buses going from early, as far as St Stephen's Green or O'Connell St and it takes 30-40 mins in the morning. BTW the bus takes the old N2 road as it picks up / drops off along it.
The N2 is now the M2 a motorway, with 2/3 lanes traffic and while busy it moves along very well, even in rush hour times it would take only 10 mins to drive from the M50 roundabout to Ashbourne exit or vice versa. In the mornings peak time there may be a wait for the lights at the top of the M2 at M50 roundabout on your way to town but soon the free flow will be in place so this won't happen.
Buses to and from town are very frequent and mostly reliable, I used them for years to work, about €6.90 return. The last bus back to Ashbourne from town is 11.30pm and there is a nitelink too. On a weekend for example you would be on O Connell St 30 mins after leaving Ashbourne.
My sister has an apt in Briars, really nice quiet estate, she pays a management fee but I'm not sure how much. I don't know if Archerstown have a mgmt fee. I do know Millbourne have a mgmt fee of €185 for the homes (apt there are higher fees)
I don't know about extending the house re garden size.
All TV and Broadband is available, Sky, NTL, Chorus, Eircom broadband and the rest.
BTW Millbourne is lovely too, it's a new estate and really high quality finish by the builder (no connection just a happy new home owner there)

we are looking to buy in the next year or so. Ashbourne is a possiblity. We live in Drogheda at the moment but want to get closer to Dublin. Would you now about the schools there, we are looking for primary schools at the moment and for later what about the secondary schools? Which housing estates would you recommend, any close to school ie. walking distance?

Yes I know all about the schools as I grew up there - there are 3 primary schools (1 is a gaelscoil) and there is a secondary community school (which I went to). All the primary schools would be good (so choose depending on location of the house if you are depending on walking to it) and the secondary school is quite big but great teachers and my sisters and I got great schooling there. Certainly Ashbourne is closer than Drogheda, I'm down to 25 mins to work as it's summer and 30 mins home. St Mary's National School would be walking distance (less than 10 mins) from Racehill area, Tudor Grove and Ashewood, Archerstown (15 mins). St Declan's NS is in Garden City estate area (Crestwood, Castle Crescent/Close, Bourne Ave/View etc this is a large housing area with shops and school in the middle) and St Declan's would be walking distance (10 mins) from Alderbrook, Deerpark and from the Briars / Baldara Court about 15 mins walking. Gaelscoil is in Deerpark, close to Alderbrook and Briars / Baldara Court. The houses in Johnswood / Millbourne / Rath Lodge are nearest to St Marys (20 mins walk)
I know most of the housing estates and if you like to PM me about any in particular I can tell you about them.

Fizzelina, you seems to be very helpful and know well about Ashbourne. Sorry that I am activating a dead thread but this seems to be the right place for discussion about the information I need.

I am planning to buy a house in Ashbourne, Co. Meath within next month. There are 2 properties we are interested in – one is in Archerstown area and the other one is in Racehill area. As I am not from this country need your suggestion on which one would be a better buy in terms of:
• location,
• better investment over 10 years if we plan to sell the house,
• nicer locality/neighbourhood,
• For renting – ease of renting and rent amount we can get depending on the area or facilities,
• Traffic situation in Ashbourne at peak hours.

There is not much difference in terms of the price of the 2 houses.

Also if you could guide me about the transportation mode to City Centre – duration to city centre, cost of fare, days of service and frequency of travel.

Basically I am a bit confused if I should go for Racehill or Archerstown to buy a property?

Sorry to re-activate this thread. Did you buy at the end of those two properties which you had in mind? If so, may I ask which one you went for at the end?
