Leixlip vs Lucan

Hi,
Didnt saw much information on the topic, and just want to ask only to people living in or around the areas that which place they think is a better place to live/buy a house.
I was thinking Lucan but drawn more towards Leixlip now, seems like a great place with great links to Dublin just outside the town. Also me and mrs are working in Dublin city centre so commute links are must.

I find Lucan fine, settled here a few years now. It is a big area, plenty of different areas to live in. I don't know anything much about Leixlip.

Here is what I like about Lucan.....

close to M50.
close to N4 & N7/N11
Liffey Valley SC is close.
Superquinn, 24hr Tesco, Aldi, Lidl
buses fine to city centre, bus lane on N4, Maynooth and Leixlip dublin buses pass through Lucan village
train service to Heuston from Adamstown part of Lucan.
Hermitage private hospital.


I am only a short walk from countryside, park etc

Depending on where in the city centre you work, trains from Leixlip go to Connolly Station, connect to DART, whereas trains from Adamstown go to Heuston and you get LUAS or bus or walk further.
 
I would second a lot of what Steiner said. I live in Lucan and I would prefer it over Leixlip. I think the village has more character to it. Some nice pubs and restaurants in the village.
I would say the bus service is better in Lucan because you have Lucan, Leixlip and Maynooth buses going through it whereas in Leixlip you will only have access to buses for that area.
 
I lived in Lucan a few years ago and really liked the village itself. Try to buy something near the village - ie "old Lucan" I lived in Woodville near Woodies, which was grand at the time (about 5 years ago) but I was back there last year and I thought the area had gone down a bit, a lot of graffiti and houses that looked like they were rented out.

I'm living in Lucan 5 years now and find it a grand area. The village is lovely with some nice cafes and I find the bus service brilliant for getting in to city centre where I work. Any questions feel free to ask. There are some estates in Lucan that I would not recommend, but the majority of it is fine.

We are also considering buying in Lucan. Just started looking and trying to figure out the best areas to buy in as Lucan is so big. Bus commute into city centre is a factor as we both work there.
Any suggesting re good estates near the village to look at?
Willsbrook, Hermitage, Cannonbrook any good?
 
I would say they are all fine quiet estates, my own personal opinion would be that the Hermitage is the nicest, but its been a while since I've been there. Cannonbrook would be the furthest from the bus stop I think. Areas to avoid would be up past the penny hill. There seems to be fewer and fewer owner occupiers in estates up there and a lot can look run down because of that.

Willsbrook is a nice settled area. Houses are about 20 years old at this stage. Would be good for buses as in addition to the 25 buses, you could also get the 66 and 67 buses from town as they stop close to Willsbrook (and Hermitage for that matter).

Esker Lawns, Beech Park and Lucan Heights are all nice estates closer to the village but would be more expensive than the 3 you mention.
 
I have friends who live in Lucan (Fforester estate) and they chose that as its in the St. Michaels parish (I think that's the name), which they feel gives them access to the better schools. Apparently that has an influence on house prices ie houses in that parish achieve higher prices than equilivant houses outside it.
