Hi hoping to get some advice on this situation.

My mother informed me that my sister has land papers, we live on a farm in west ireland of approx 60 acres.

I have quiet a tense relationship with my sister and mother when i questioned her re. my sister having papers she refused to comment and proceeded to change the subject.

Just wondering does this sound to you like my mother has given my sister deeds to the land and has transferred ownership or plans to leave the land to my sister? or could it be the case that she has paers because she is the eldest and land could be divided between us?

Any ides how i could find out? Thanks in advance

It could mean anything.

You could check with the property registration authority if she is now the owner or if an application for her ownership is in progress. However between the day your mother signs a transfer and the date it is lodged in the PRA there could be a delay of a few months as the deed needs to be stamped and currently this is taking some months due to delays in the stamping office.

Best of all would be to have a sensible discussion with your family. I understand though that sometimes family dynamics prevent this.

If you have been working on the farm with the expectation of being made part or full owner you should take legal advice.

Here is the Property Registration Authority of Ireland website:

http://www.landregistry.ie/eng/

You can call into them in Dublin but I don't know if they have branch offices around the country.

You can also deal with several matters online.

However it sounds like you have family issues which may prevent clarification of the issues involved.

Its possible you may need an intermediary to help you resolve these issues.

Is there someone everyone respects who can assist?

Go and see a solicitor. They can easily access the PRA website and find out the information. If this means a great deal to you, it will be worth the nominal fee a solicitor will charge to access the information online.

Forget about the cloak and dagger approach. This is information easily obtainable.
