I have a leaking shower in an upstairs ensuite bathroom in a house that i have rented out. I rang my insurance company informing them on the day I saw the downstairs ceiling becoming stained. From inspecting the shower I can see that the water was escaping from loose tiles and shower tile strip. I told the insurance company and they said ( and it is on their policy-i checked) that they will only pay for water leakage from broken pipes and not leaky tiles and tile strips. What can I do? I cant afford this job. It will cost approx 500 euros.

well you wont find a way round it on the insurance front. Its not a maintenance policy. And you've read the policy wording and its not covered so it will have to come out of your pocket.

You are right but when you pay 350e a year for house insurance i would be expecting some level of cover.

You do have some level of cover, you just dont have cover for maintenance of your property. Those policies are not available, although most, but not all policies have the exclusion to which you refer. You bought an insurance product which clearly sets out what is covered and when something happens to your property for which there is no cover, I'm afraid you really dont have grounds for a valid complaint.
