what kind of issues need considering when buying a site to build

I am thinking about buying a site (acre) in a ruralish location in the west. What kind of things should I consider. I know this is a vague question, but any thoughts appreciated.
 
Important that the site is level-ish, lots of money will be spent if its not.
Check the land around it to see if it's rocky, marshy etc.
 
1. Does it flood?
2. Likelihood of getting planning, check local county council records to check if planning already refused and for what reasons.
3. Any developments that are proposed for area that will effect site.
4. Percolation - will site pass tests.
5. Is land in area rocky as putting foundations into same can be quite costly.
6. Is there adequate viewing the entrance ie is site located on a corner as councils have rules re site frontage viewing. You need a certain distance either side of entrance for safe access and egress.
 
If you have kids or are planning on having some, is there a school bus service.
Can you cycle to the nearest shop safely

If get a loan of or purchase the cork plan it is very helpful. what is important and a lot of people forget is orientation of the site. A south-west facing site is very good - you'll find this in the cork plan also.
