Value of share in property.

Hi all.
New on here.
I recently inherited my fathers house and his partner is on the deeds as having the right to reside, but it would seem she is not going to stay in the property because of the running costs of such a big house.
I have been told I cannot remove her name from the deeds without buying her out and that the revenue commission gives guidelines as to what her her share is worth, depending on her age, Market value etc etc.
Can anybody tell me what the formula is that they use or where I can find it? Or is it just a straight forward percentage.
I need to have a rough idea of how much it's going to cost me to determine whether to sell the house or get a loan.

Any advice greatly appreciated.
