Hi there,

I have a query on stamp duty. The threshold for no Stamp duty is €127000 for everyone, ie Owner occupiers / Investors.
This figure excludes the VAT, therefore the value of a property you can purchase without stamp duty is €144,145.

Eg. 1 Bed Apt for sale at €147000 - this comes with all appliciances, Shower screens, alarm etc. Can the value of these extras be taken off the sale price to bring the value below the stamp duty threshold??

Any help would be appreciated. Id like to avoid paying stamp duty if at all possible!
 
Deducting VAT from 147,000 = 129,515.

Unfortunately that's still above the threshold of 127,000 obviously.

If the total price payable for a property (including contents) brings it over the threshold for stamp duty, or brings it from a lower stamp duty band to a higher band, then stamp duty is payable or is payable at the higher rate.

However, you can deduct the price allowed for contents from the figure for stamp duty as stamp duty is a duty on deeds. What your solicitor will say is that the contents of the property are passing "by delivery" (i.e. from the vendor to the purchaser by leaving them in the property). The contents value is not included in the price for the property on the deed of transfer but is just paid to the vendor on closing.
