I am looking to sell a house I have in Spring 2020. It’s rented by a family for below market rent for the last 3.5 years ( 4 years on Jan 1st 2019).
I am expecting trouble from my tenant as the market rent is circa €950 per month and they pay €625). I live abroad. Any words of wisdom on how to approach this issue without any legal issues.
1) give notice as per Tenancies board
Should I tell her now and follow up with a notice as per TB.
They are quite demanding tenants ( I get 10-12 text messages in a row with video clips of an issue, high anxiety) but keep the place well overall. I believe they may struggle to find an affordable home when I take the house back due to the low rent they pay me.
All taxes are up to date.
