I would not recommend it as a career move...
However, here is the info you need.

1. You need the licence, the pedantics of whether or not you are going to hold money are immaterial.
2.To get the licence you need the bond, this can be the hardest thing to get for a newbe.
3.Statement of affairs and accountants cert.
4.Tax clearence cert.

As far as the fees are concerned - you charge what the market can take.

Offer a management service because chances are that when the lease expires you will get the renewal.

Over the years I have noticed that whenever there is a fluctuation in rates, the auctioneers offload their staff, we end up with a flurry of new letting agents. These guys only last a short time, but they dont charge VAT and can operate for as little as 3%.

Its impossible to compete with these guys. Whats more, alot of them dont have the licence. Unless a complaint is made directly to Customs and excise, the letting agent wont be prosecuted.
