Hi,

My tenant reported damp in house that I have let. I carried out some remedial work and thought it was fixed but problem got worse during heavy rain last week. I got a roofer and he has "identified" the problem and has quote me €2.5k to remedy the problem.

Just wondering, would this normally be something that would be covered by insurance?

Depends on the cause of the problem - wear & tear or wind/storm damage etc.
What specifically has the roofer "identified" as being the problem?

I guess it normally would be covered, assuming that the insurance company have been informed that the property is rented out.

simple 'damp' due to wear and tear in structure is not covered under your policy. Read the policy booklet and check the perils you are covered for.

I also had a leak in an investment property. The property was a 2 bed duplex apartment. Within the block there were several apartments and included in my yearly management fees was block insurance which covered all the external surfaces. So leak was fixed free of charge.
