I am considering investing in property in Ireland to rent (with the possibility of returning in a few years) but before investing I am looking into all the cost involved. It gets rather confusing with so many different taxes.
From what I understand it works as an overseas landlord as follows:
Expenses
PRTB €90
Insurance of house ?
BER (though it would be valid then for ten years) anything from €180 to €260.
Household charge €100 (is this now law, or is it still been debated, plus is it allowable for tax deduction?)
Refuse and other services €?? (Does the landlord or the tent pay this?)
Mortgage (plus insurance etc, etc...)
Estate agent fees (if applicable)
Legal and advertising fees
Wear and tear (@ 12.5%)
NPPR €200 (not allowable in tax deduction)
Tax on income @20%
USC (as an overseas landlord would this apply to me?)
Are there others things I´m missing. Any advice would be greatly appreciated!!
