Can you tell me how you calculate mortgage payments.
For example if i am borrowing 400,000 as an investor
over twenty five years. Gross rate 4.19 Apr 4.4

You can also calculate using excel function
=PMT(4.4%/12,25*12,400000) to get a monthly payment
