Buying a house which is in negative equity. Sale delayed by lender

Hi,

I've been living in Ireland for a couple years now. I had some saving what I want to invest in a real estate. I visited an apartment 3 months ago and made an offert. The landlord was in rush to sell it.

My solicitor informed me the seller was in negative equity and had to ask to his bank the right to sell the property. It was 1 month ago, since my solicitor can't have any information about this bank's agreement. The agent in charge of the sale doesn't give me much of information as well.

I have the feeling this sale can't be done because of the bank but anybody is courageous enough to tell me that. So do you have some experience about similar case. I don't know if I have to wait or just threaten to stop the transaction ? Do you how long does it take before having a bank agreement ? And how it's possible to justify a such long time to give a positive or negative answer ?
