Alternatives to long term tenancies

Appreciate some ideas please. Have been a private landlord for over 20 years and have a number of rental properties all in RPZ areas.
One long term tenant is moving shortly and I am looking at alternatives to renting out the property to a new tenant who will be getting the property at approximately 750 euro less per month than current market rates.

Any ideas? Not interested in Airbnb or Booking.com style lets but if a commercial entity or company were to lease it then do the same RPZ rules apply?

Four options

1. Ukranian - €800 pm tax free, no RTB. After 2 years can let at market rent.

2. Significant refurb.

3. Leave it empty for 2 years, & then let at market rate.

4. Sell

2 House is in great condition through ongoing improvements and maintenance and
3. Don't want to leave idle and be without rent roll.
4. Selling not an option for now due to implications of capital gains etc. Was purchased at less that 100K and now worth €400K.

We have someone from Ukraine living in our house but it doesn't have to be in your own home.

 
I only asked because there was CGT relief on a scaled basis for property purchased in 2014 and for a few years prior. So no benefit to you. Sorry
