If you go to the rtb rent calculator from the rtb, you will see that if you try to calculate an annual rent review from an initial rent of €1000, it's what you get.Perhaps it's easier , if you explain where did they pull that from?

It’s the HICP, not the CPI. They can and do differ.It's the official rate of yearly inflation. Based on the official CPI.
This is a bit of an eye opener to me! I was still under the impression it was 2% annually but it seems now that this is the cap but the allowed increase can (and is currently) much smaller than that? So the actual cap is whatever the HICP index table at https://www.rtb.ie/calculator/rpz says it is, have I understood it correctly? All that being true, it just shows that there is something very different between what you're allowed to do and what has been happening in the rental market since the introduction of RPZs!
Rpz zones have a huge impact for any LL who follows the rules. They do impact their decisions and planning.Thus would no impact. Not any future planning by landlord existing or prospective.

Was always going to be the case, but it doesn't imply widespread violation of the rules. RPZ focuses the minds those putting new properties onto the market who now ensure they eek every penny available from the outset.And yet the rents creep upwards.
