Who to approach for re-mortgage

Hi All,

After seeing the NIB LTV mortgage ad on television, I've decided to look into re-mortgaging. The monthly payment figure from the calculator on their website looks very attractive, which I'll only believe when I see. Can anyone with a bit of knowledge on the market recommend any other institutions to approach based on the below criteria.

Property Value: €285,000
Loan Amount Required: €200,000
Salary: €30,000-€35,000
My Age: 28
Term of mortgage: 30 to 40 years
Age of Present Mortgage: 1 yr

With your 70% LTV you won't currently get a lower tracker rate than NIB (4.7% for your example).
AIB next best at 4.75 or Halifax at 4.75 with a 1 yr discounted rate of 4.4%.
