Who Owns the Balcony Door?

An owner lives in an apartment complex.

The deed drawings omit the balcony.

But who who owns the balcony door?

Is it the apartment owner or would it form part of the communal area?
 
I would imagine the same a front apartment door, therefor the apartment owner. Is there a reason for asking or caring who does ? If they want to change the door I believe the same rules apply as windows - they must conform to the rest of the building.

Apartment owner wants to replace the door. It opens out onto the balcony and has suffered wind damage.

They applied to the Co.Co. for a grant - owner is 68 and only income is the OAP.

It refused on the basis that the door does not belong to the owner.

The management company claims it is only responsible for balcony repairs but not the door.
 
They need to check the lease agreement. External windows and doors would typically be the property of the management company.

Ownership first, the apartment owner will have no coverage for management company property.

There's a potential bright side in that the management company might pay for repair and replacement if they own it. Chances of success there of course depend on their effectiveness and financial health.

In this case, it's best to check the lease so. The Co.Co. must have come up against this before to even come up with such a bizarre excuse. Could he get someone in there to enlighten him ?
