Who comes first- Solicitor or Surveyor??????

just been onto surveyor who tells me that its not worth his while inspecting this place unless a solicitor has made sure that all extensions to gaff have been 'legitimate', on the other hand have discussed the matter with my friends and they all say that surveyor is usually first to inspect the house

any ideas??????
 
Your solicitor would usually forward copies of all planning permissions in existance plus a copy of the boundary map to the surveyor to save him having to go to the planning office and incur a further fee to dig out said documents. However, having said that, you could ask the auctioneer to ask the vendors solicitor for the documents so that you could give them to the surveyor.

2. Vendor knock down
3. Extension may be exempt
4. Advise lending institution that there are planning issues - they may take a view - they may lend, they may lend but with conditions ( must resolve planning issues) , they may decline to lend.
