I know this site is about southern irish mortgages but would anyone know of a website i can get advice on uk mortgages. I rang my bank and a few brokers today and got no helpful inforamtion what so ever. Infact they were as much use as a chocolate kettle. I dont plan to buy just yet but i do need advice on what to do so that in the future i can buy.

Jut incase anyone can help me here quick info..............

Have already been given approval in principle but that was a good few months ago and the amount they were able to give me would not be enough for me to buy a house in Newry. I am only working part time. Now that i am a few weeks away from finishing my college course i can either go full time and earn a bit more or i can go self employed and earn quite a bit more. The only problem i have that if i am self employed many lenders will not touch me without 2/3 years accounts. So i was thinking of going self employed save as much money as i can and then go and work for an employer. If i did this does anyone know how long on average you have to be working for the banks to give you a mortgage?

Have a look at the Motley Fool site. They have mortgage comparisons as well as a[broken link removed]where you might be able to get an answer to your specific question.

Good luck with it.

hi D8Lady, thanks very much for that, have posted on there so hopefully i will get some response. Not had much luck on other places doesn't seem to be much activity. This site looked liked more people visited it, bit confused with the layout, not as easy as what AAM has it. It posts all the answers as they come in not linked to the actual thread/person that started it, but hopefully i'll figure it out.

No problem Samanthajane.
Perhaps you could try thisismoney.co.uk too.

Generally, banks are going to be much more conservative in their lending. So the bigger the deposit you have, the better. If self-employed, usually 3 years audited accounts. If in permanent employment, you should be out of your probation period and actually made permanent in the job.
But who knows these days....

Thanks i'll try them as well. I'll be posting all over the place at this rate lol

Yeah i know it will be harder than usual, you can but try.....I know i haven't a hope buying for the next 3 years if i'm self employed. But it's this time limit once you are employed i just cant get an answer from anyone. Maybe as you said it is just when you become permanent which i could do from day one and not have a probation period, and if i do have one then there'll usually only 3 months or so.

But as you said who knows these days.

Just to let you know D8Lady i got an answer on my question and you were spot on. (didn't even need to go else where) There is no min time that you need to be employed before you apply for a mortgage you just have to be permanent.

Thanks for the help x
