Where can I find an independent property surveyor in Budapest?

My apartment is due to be completed shortly. Who can I get to snag the property? What is the quality of new constructs in general in Budapest? My Hungarian lawyer, who incidently is acting for a number of new constructs in this development and is close to the developer, has informed me that the developer will be checking the quality of the construction.

I'm keen to get someone independent to check the quality of the construction before I hand over the remaining 30% to take possession.

Any references and recommendations of independent reputable outfits is greatly appreciated.

The quality of new properties go from very good to very bad, so it's important to have a good eye during the handover check.
The best is indeed to hire an "independent specialist", with a lot of constructing experience.
Maybe "Budapest" can help you out with some of his contacts.
 
EC Harris have an ofice in Budapest, on the corner of an ugly brown brick building on Kiraly u. They are big world wide, good reputation. Maybe too big for one apartment but try them anyway. In some cases I have found that if you drop into a big company like this, they will either know of someone or one of the surveyors will do it as a "nixer." I have to stress that I have never asked ECH to do anything like that, but just in general you can often get good advice free this way.

Surveying an individual apartment, as you may be aware, is not really of much value unless the entire building is surveyed, which would be very costly. Probably what you need is someone who can simply snag the apartment and ensure that the finishes meet the specification and that there are no outstanding issues. If you are already doing business with a management company, they probably have someone in house who can do this at a very small charge.

Does anybody know anything about aparthotels in Budapest? Has anybody been quoted fantastic rental returns for opting to rent apartments as part of aparthotel packages?

If you are still looking for a good, independent surveyor I can strongly recommend Mr Ervin Molnar-Tarjan at Piraton Komplex Kft. If you e-mail his assistant, Ms Agnes Joo, on piraton.komplex@piraton.hu, she will let you know what services they can provide and at what cost. I have always found their charges very competitive and reasonable, and they e-mail over photographs in advance of preparing their final report so you can see what all the fuss is about!

As for apart-hotels, I have not looked at this in Budapest, although I am familiar with the concept and its application. Purely personally, I am not over keen. I have not seen a yield on one of these types of projects that would have motivated me to stay up this late! If you are not investing purely on the basis of yield, but can take a longer term position, then you might want to look at the investment potential in purchasing classical apartments for renovation and letting. You need to be very selective, but value can be found in the right Districts, even now.
