Where are the bargains?

I keep reading about the property market crash but the asking prices don't seem to be moving much. I can presume the asking prices are still high because a lot of people are still in denial about the reality of the mortgage crisis.

I am looking at the Luttrelstown area and the 3-beds I'm interested in feature an odd range of prices from 475k to 565k for pretty much the same thing, which is still above of what I'd consider a fair value.

I haven't spoken to agents yet. Before I do, could someone give me an idea what sort of discounts apply for this price range in the current climate?
