when is a good time to sell?

Hi,

Apologies if this is covered, I did do a search and didnt really find an answer.

Is there a good and bad time in the year to sell? When the market is substantially quieter or busier? I know November/December late into the year is not good. Early new year - Jan/Feb? I assume summer is good?

Yes, Jan/Feb/Mar is usually busy. I wonder if the increase in interest rates will lessen demand over the next year.
 
Traditionally the best months are late March-end June and the September-November. School holidays and Christmas/January tend to be quieter although TBA it's pretty much a year round market for the last 5/6 years.

For a seller I'd say its better to sell during a quiet period. For a buyer its better to buy during a busy period. I've seen lots of cases of people buying a house in April in a particular area where lots of houses were for sale and the buyers getting it at the guide price while during a quiet period seeing just one house available which went for over €50,000 above the guide price.
