Just wondering at what stage we get the maps/plans etc for a house we are in the process of buying?
We have been advised by our solicitor to organise a structural survey now but have been advised by our engineer to wait until we receive the maps etc so that he can check the boundaries during his inspection. Not sure who's advice to take although the engineers advice does make sense. We are yet to receive contracts.
They will be accompanied by the file plan/maps, if any. The Contracts will also set out whether there have been any developments ( additions, extensions, alterations etc.,etc) and the planning situation regarding them.
It is a good idea to give the engineer details of any planning matters so that he can verify them when he does the inspection.
If the property is Registered Land and you have the Folio number or broad address you can download a map from the Land Registry web-site. You need to join first and the download will cost €5.
Pity! No map available for RoD properties. These would mainly be Town/City properties and you will be unable to survey the property until your solicitor has access to the deeds.
