what's the best way to pitch asking price?

seems in the current environment everyone expects to pay less than the asking price so what's the best way to put your asking? exactly what you hope to get? a bit above or a bit less? Was thinking of saying 'asking region €blah' to encourage any offers.
 
as a buyer I've tended to view ones that I'd be willing to pay between 95% and 100% of the asking price for. If you put it up at a fair price you may draw out a few interested parties, chancing your arm by going more than 5% above and you'll get no interest, 5% below what you want probably sends out the wrong signal (unless you really are desparate to sell!)
 
depends how quickly you want to sell...

check for similar properties in the area... remember the prices you will see on the NEt are the asking prices and therefore do not in most cases reflect the selling prices. you could try ringing EA's of properties that have sold and ask what selling price was.

if you're in a hurry to sell, you'll have to pitch below this or ensure that your propert stands head and shoulders above the rest. also it's worth working out the minimum figure you can drop to... and be honest about it...
 
not in a hurry, I have spoken to an estate agent whose just sold an apt a floor below so I've an idea what to expect. Guess we'll pitch it at exactly what we'd hope to get.
