What happens after 2nd fix

Hi all,
We're buying a house that is finished to a second fix stage, the outside is completely finished and the inside has everything to the walls plastered finished. No carpentry, floors, kitchen, bathrooms etc.
We're hoping to put in solar panels (inc.new steel cylinder) and a stove and maybe knock down a wall between two rooms.

So basically what do I do 1st? What order does everything come in?
I'm a bit clueless so any advice is welcome.

You would be better to get some quotes from reputable local contractors and make a decision based on those . A good contractor will know the order of things. I presume you are not doing the work yourself.
 
have you gotten all the correct certs for all works done to this stage? provisional BER, structural, building regulation and planning?

what part of the country are you in? some potential purchasers of half built homes are checking for pyrite etc..

second fix is a dangerous term when used by an estate agent, there may not even be insulation installed.

my advice would be to thread very carefully, these half finished houses are proving a difficult proposition to survey, calculate and complete becasue its hard to know whats done/completed (or more to the point what not done & covered up.. )

IMHO it is very likely, you'll be buying the tail-end of the worst construction standard fiasco in Irish history. do consider independent professional advice from a building surveyor or architect is going to be much better than from a builder
 
The ber rating is b, all certs are in order. and it's not a half finished thing really. Very good quality house that was originally going for silly money so only 2 out of 5 were sold. The others weren't even officially for sale, we had to approach the builder directly. All construction work is finished up to the plastering. The house is in fabulous condition, considering its been vacant for 4 years. Warm and dry inside (and we've spent a lot of time in it already). Everyone who we've had to view it for quotes etc say its a bargin so I'm happy enough.
The house isn't in question...just who do I call in 1st. Plumber or carpenter
 
It is not a question of who comes in first or second. Different trades are involved at the same time and you have to tie them in together. What you seem you need is somebody to manage the project. Invite a few good tradesmen in to have a look and they can advise you.
