Water/Sewage pipes run under a road not part of our folio in "no man's land?

We are at the final stages of buying a house and our Solicitor/Engineer have now informed us that both our water and sewerage pipes are run underneath the roadway leading to our property which according to the land registry is not part of our folio and doesn't appear to be owned by anyone.

Our solicitor is advising extreme caution here.

The property is 7 years old and further down the road there are several other houses whose services would also run, in part, along 'no mans land'.

What are the potential hazards here? We have waited almost 4 months before been given this information. Would anyone consider this a deal breaker or does anyone have any suggestions?
