Water leak under kitchen floor tiles

It seems as though we have a water leak under our kitchen floor tiles.

We wake up most morning to small pools of water in certain spots.

We have UFH, maybe its related to that.

There are other signs in kitchen i.e dampness begind kitchen sink in the cupboard and also slightly warped skirting boards.

Is it a very big and expensive job to have this investigated and fixed?

Definitely not condensation?
Can you drain the UFH temporarily to see if the problem persists?
Very difficult to scope/cost the problem when the root cause isn't clear.

Root cause is unknown and needs to be investigated by a professional. I do know its definitely not condensation. Its a small pooling in 4 specific spots every morning. This morning, for example, they werent there when i woke up but appeared 30 mins later. They appear at the corners of the tiles.

I hope it wont be a big and expensive piece of work.

Try turning off the mains water supply overnight. Preferably from outside your house. See if the pools are forming the next morning.

If there are no pools, there is a leak somewhere under the sink.

If you have an attic storage tank, also turn off the hot and cold water feeds in your hot press. Check that there is no water flowing from the hot and cold taps at your kitchen sink.
Then leave overnight.

If this stops the pooling you can check all the piping under your sink. If you have a washing machine or dishwasher there could be a leak in the flexible hoses and connections to these. There could also be an internal leak in either of these

If you get to this stage you should be able to pull off the kicker board under your sink press. Check for pooling under the press floor. You can push a sheet of newspaper under the washing machine or dishwasher to check for leaks from these appliances.

You might be able to find the leak yourself and it could be as simple as fitting a new flexible hose.

Do you know anyone with a IR camera or attachment for a phone?
They could look for hot spots under the floor prior to needing anything to be taken up.

Check ceiling too

Is your dishwasher next to the sink? Do you run it overnight? It could be leaking.

Check your insurance policy to see if it covers trace and access.

If it's behind the sink and not just at ground level the problem is unlikely to be underfloor.

Dishwasher above is a good call, some of these use small diameter pipes to connect to the sink trap rather than a dedicated 40mm drain. These can be prone to leakage as they block over time. A simple disassemble and cleaning of the traps and drainage pipes might resolve.

For what it’s worth, a neighbour recently called me in a panic.
Water appearing and pooling from her kitchen floor tiles.

I checked under units and behind appliances and found that a leaking valve behind dishwasher was dripping down to gap between wall and floor tiles. Subsequently reappearing a couple of meters away.
I isolated the valve which was later replaced by a plumber.

As others have mentioned above, it may and hopefully be something simple and easily fixed.
