There is usually a provision in the lease for this. If not ,try and come to an agreement with the tenant to have the viewings on an evening/morning that suits them. If not in lease and the tenant objects then I think your hands are tied until the current lease is up.

I would always highly recommend a vacant property when perspective tenants view it.
Have it looking immaculately clean and presented like a showhouse. If a tenant sees that a landlord has taken pride in presenting his property like a showhouse, then he/she is far more likely to take pride in its upkeep.
