This might be a stupid question, but how does a prospective buyer of an investment property verify the previous rent, given that the RTB website only records tenancies and not rental amounts? (There were no Rent Pressure Zones when I bought a property.) Does the conveyancing solicitor simply request evidence from the vendor prior to the transfer of a deposit?

I don't think there is any way to independently verify the previous rent charged on a property.

Your solicitor should raise pre-contractual queries on the point but ultimately you would be relying on the veracity of the responses.

It's one of the many problems with the RPZ regime.

You can sometimes find historical ads on Daft.ie by inputting the address. The Wayback Machine can help

It won't work for apartments, and it only indicates the asking rent too.

I guess you can ask vendor's solicitor to see a redcated copy of the rental contract and any rent reviews.

At the same time, if it's difficult for you as a purchaser to verify the previous rent, it's really difficult for your first tenant to do the same.....
