VAT on purchase of small Industrial Property

Must VAT be paid on the purchase of a small commercial/industrial property and if so can it be reclaimed?

Vat on property is very complicated and whether or not there is vat to pay will depend on whether the property is developed, what lettings, if any, have been made on it and the use to which it has been put.

If you are charged VAT on the purchase, you can reclaim it if the building is to be used for the purposes of a VATable business or if you are going to sell the building on or create a lease which will be subject to VAt.
