Can someone explain the actual obligations around VAT of AIrBnB-ing a room in your home?
From what I can see, short term accommodation is subject to 13.5% VAT but there's no obligation to register for VAT unless the income is expected to exceed €40k.
Depending on the source, it's not clear whether someone AIrBnB-ing their spare room has to collect and pass on the VAT regardless of the level of income, or whether if you're getting less than €40k it's exempt?
Hoping to start getting some cash out of the spare room in the New Year. Obviously avoiding expensive surprises from Revenue is important.
