I am planning on purchasing a plot in the UK with the intention of building my own house. Finding suitable plots is proving very difficult so I was wondering if it would be easier to buy a old house and completely demolish it and then build on the site of the demolished house.
If I go down this route am I correct in that a new build property built on the site of a completely demolished house is not subject to any VAT.
Also on a related note, but not about tax, does anyone know what the planning policy is regards increasing the footprint of a new build built on the site of a demolished house. Is there a national policy or does local policy apply. I have been told by a friend that a 50% increase in footprint is the maximum that will be allowed. Is this correct?
Best Regards
Andy
